The pre-design phase comprises a vast range of studies including the assessment of the site potential, the  environmental impact assessment and the verification of the existing and available infrastructure. PROGRAMME AND SPATIAL STUDY

The pre-design analysis can be enriched with a programme and spatial study, which is an autonomous initial concept of the land use plan. In this study, the primary infrastructure needs and structural-material design are prepared.

CONCEPT PHASE

The concept phase includes not only the functional programme and the land use concept but also the floor plans for all levels, characteristic sections and elevations. At this point, the materials and desired colouristics are also chosen. Integral parts of the concept are photorealistic visualisations and area balance sheets as well as the preparation of all documentation required in order to receive environmental approval.

BUILDING PROJECT

The building project is a detailed and developed project derived from the concept phase. It comprises all the elements required to receive a building permit, namely architectural, structural, road and parking projects with full-discipline civil engineering designs including sanitary, mechanical, electrical and telecommunications designs. A crucial element of any building project is the full range of required agreements and approvals.

ASSISTANCE IN OBTAINING A BUILDING PERMIT

CDF Architekci not only offers assistance in the preparation of building permit applications and the completion of all the required documentation, but also the submission of the documents to the relevant departments on behalf of the client. This stage is a time of ongoing close cooperation between the architects and the investor.

INVESTOR COSTS ESTIMATE

The cumulative overview of the estimated costs is based on pre-measured investment costs with price indexes and other costs indicated by the client.

EXECUTIVE PROJECT

The executive project develops and explains the range of solutions included in the building project required for the construction of the investment. The submitted documents are thoroughly verified and the civil engineering projects are fully coordinated. The project is now complete and ready for implementation.

TENDER DOCUMENTATION, TECHNICAL SPECIFICATIONS AND ASSISTANCE IN TENDER ORGANISATION

This is a separate area of documentation which includes the chosen aspects of the building project with the technical specifications essential for the organisation of the tender. The documentation may be enriched with a Specification of Crucial Commission Conditions. Moreover, we offer our participation in tender meetings and assistance in the selection of tenderers.

PROJECT SUPERVISION AND PARTICIPATION IN THE FINAL BUILDING INSPECTIONS

The main purpose of our supervision of the project is to ensure that the investment is conducted in accordance with the design. It also includes our attendance at technical meetings and the coordination and validation of any changes to the project solution. In the last phase of the investment we offer an assessment of the completeness of the required final inspections. We can also assist in the preparation of use permit applications as well as delivering them to the relevant departments on behalf of the client.
